Did you buy a home and the sellers failed to advise you of defects they were aware of?
In most circumstances, the seller of a home is obligated to advise the buyer of hidden defects.  If you discover a defect in your newly purchased home that was not disclosed, contact us and be prepared to bring all closing documents.  You may be able to recover any losses.

Did you hire a contractor to make improvements or repairs to your home and the work was never completed or it was done in a poor fashion?
Florida courts strictly construe contracts.  Any breach in a contract is enforceable in court as long as all necessary steps were performed prior to filing suit.  Because the law can be complex, it is always the best advice to contact us as early as possible when you see a problem on the horizon.  Be prepared to bring your contract and any revisions or change orders.

Do you have a tenant who is not paying the rent or is damaging the property?
Florida law allows a landlord to evict a tenant for both non-payment of rent and for destruction of the property even when the rent has been paid.  Evictions do not take as long as many people believe so there is no reason to not take immediate action.  Contact us to discuss your rights.

Have you received a summons to appear in court, and you're confused?
If you have been served with legal papers, consult us immediately.  You may have been sued and have a limited time to file a response with the court.  You may have been asked to appear for a deposition, a hearing, or a trial.  In certain situations, it may be best to have your own counsel.

Did you buy a home and the seller’s lender has now filed a foreclosure action?
On occasion a closing agent will not complete the appropriate forms and a seller’s home equity line of credit will not be closed when the home is purchased.  Then, if the seller obtains a new loan on thaty line of credit, the new loan attaches to the property and could cause a foreclosure if the debt is not paid in full.  If this happens to you, contact us to discuss how to protect your rights and make a claim on your title insurance policy.

Are you being sued on a debt you don’t owe?
If you were to search public records you may find there are other people who have the same name as you.  On occasion creditors search these same records to find a person who has not paid a debt.  If your name comes up the same as that debtor, you may be wrongfully sued on a debt you do not owe.  If this happens, contact us to discuss your rights pursuant to the Fair Debt Collection Practices Act.
